How to get a residence permit for owners of real estate in Turkey?

First of all, you should know that the area where you bought the property is not on the list of areas where the issuance of a residence permit based on the purchase of real estate is prohibited. The list of districts is published on the website of the Turkish Migration Board. Then you need to choose a suitable property for the amount of at least 200 thousand USD per owner according to the cadastral value.

It is also allowed to prepare documents for residence permit for other family members: second spouse and minor children. Then you wait for the receipt of TAPU. Then it is necessary to prepare all the necessary documents and hand them over to a lawyer.

List of required documents for filing:

🔹 TAPU application (created in the form of an online application, then printed from the General Directorate of Immigration website and signed by the applicant, or his/her legal representative on the basis of a notarized general power of attorney);

🔹 Original passport or its copy; 

🔹 Four 3x4 biometric photos on a white homogeneous background;

🔹 A copy of the certificate of ownership of real estate - TAPU, which is issued at the General Directorate of Land Registry and Cadastre;

🔹 When applying for children, a marriage certificate and children's birth certificates translated into Turkish and certified with an apostille are required. In case the parents of the children for whom the residence permit is being applied for are officially divorced, a divorce certificate translated into Turkish and certified with an apostille shall be submitted. If the age of the applicant is less than 18 years, you must provide written consent from both parents or their legal representative under a general power of attorney, translated into Turkish and also notarized;

🔹 Health insurance with a validity period equal to the period of validity of the residence permit;

🔹 Providing a complete and accurate address of residence in Turkey (plastic card residence permit (ikamet) will be delivered by mail to the specified address).
