Where is Altıntaş and why is everyone talking about it?


Altıntaş is a new fast developing neighborhood in the eastern part of Antalya, located near the international airport (AYT) and the resort areas of Lara and Kundu. This neighborhood was little known 5 years ago, but since 2020 it has become a hotspot for investors, developers and foreign buyers.

According to Endeksa, an analytics platform, as of June 2025, the average price per square meter of housing in Altyntash is 43,800 TL/m², 37% higher than in June 2024. This is one of the fastest price growth rates in Antalya.

This makes the area one of the leaders in terms of return on investment for both resale and rental.

In 2025, more than 120 residential projects are being implemented simultaneously in Altyntash , of which about 70% are complexes with swimming pools, fitness rooms and security.

The proximity to the airport makes Altıntaş an ideal area for short-term rentals. Despite the tightening of legislation on tourist rentals, in 2025 it is still possible to rent out apartments through a rental license (tourist certificate). Many developers obtain such licenses for projects immediately.


Income from short-term rent of 1+1 apartment in a complex with infrastructure - from 30 000 TL per month in high season, with utilization of 80-90%.

Legal purity of transactions


Altyntash is a neighborhood where it is possible to officially issue a title deed (TAPU) to a foreign citizen. Developers are inspected for compliance with project documentation, and most properties are not located in the zone of restrictions applicable to military and strategic areas.

It is also possible to obtain a residence permit in Altyntash on the basis of home purchase if the property is not in areas closed to foreigners. As of June 2025, Altyntash is included in the open zone for primary transactions.


Prospects for the neighborhood


The Antalya City Government estimates that the population in the Altıntaş neighborhood will exceed 70,000 by 2030, which is 5 times the current level. Several university campuses, a business center and an 80-hectare park area are planned.


All this makes Altıntaş not just an area for investment, but the future business and transportation hub of Antalya.
